Maintenance Management

Maintenance Management is the process of providing specialist knowledge, assistance and support services to those who have a responsibility for ensuring that the vertical transportation systems within their property comply with statutory requirements.

In addition those responsible for Maintenance Management should ensure that vertical transportation systems operate with maximum efficiency, effectiveness, availability and safety. This may be for a single lift or a larger portfolio of properties with extensive and varied assets.

Proper Lift maintenance is essential to ensure peak performance, tenant satisfaction, asset preservation and most importantly the safety of your Lift passengers. When accidents occur on Lifts or Escalators the primary defendant is generally the building owner. Therefore, it is imperative that building owners and managers understand the condition of their Lift and Escalator equipment as well as the manner in which it is being maintained. We provide preventive maintenance audits that include evaluating both the equipment and the contract. Our goal is to help building owners and managers maximize efficiencies and minimize costs.

 

Our Support Maintenance Services Include:

  • Review and appraisal of existing maintenance agreements.
  • Ensure the Contractors comply with the Servicing Agreement.
  • Site equipment audits and reports to ensure that maintenance quality.
  • Site health and safety to ensure adherence to current Standards and Regulations.
  • Statutory Routine Thorough Examination inspections reviews and compliance with statutory obligations.
  • Evaluate all Lift equipment to determine its’ condition, performance, safety, maintenance history and standards compliance.
  • Provide a detailed report for each Lift, including required corrective action items
  • Review maintenance contract to determine what corrective action items should be covered by maintenance provider vs. building owner as well as identify terms that are outside industry standards
  • Prioritize corrective action items and provide cost estimates and work schedule
  • If needed, assist building owner in negotiating changes to the terms of the maintenance contract
  • Monitor and review of SLA’s and KPI’s.
  • Coordinate and chair regular Contractor/Client Management meetings.
  • Review Insurance cover provided to ensure optimum policy is in place

We also provide Lift Preventive Maintenance Monitoring Services, which include a review of invoices, time tickets and maintenance logs on a monthly or quarterly basis.  We provide detailed reports and identify any items that should be covered under the terms of the maintenance contract.

 

This service also includes periodic inspections and communication with the maintenance provider to ensure the highest level of Lift efficiency, safety and satisfaction.

We will manage and control the risks and costs associated with unplanned equipment failure, statutory compliance, the performance and scope of services contracted and delivered by the maintaining contractor.

Modernisation

 

Our approach is to first understand your needs and precise requirements and then to create an action plan detailing how your specifications will be met and in what time frame. Performance is usually at the heart of any refurbishment and modernisation project. Refurbishment could be prompted by wear and tear or alternatively they could be driven by a desire to increase the sustainability of a building or to meet with new industry standards.   one example of how the performance of a building can be improved during a phase of refurbishment or modernisation.

Modernization Services Include:

  • Survey all existing Lift equipment to determine what can be retained and what needs refurbishing or replacing.
  • Review deficiencies versus current standards
  • Conduct building and traffic flow analysis
  • Provide modernization or upgrade recommendations
  • Develop cost and schedule estimates
  • Prepare detailed specification including bid forms and preventive maintenance contract
  • Provide a work outline for any work required by other trades / crafts (electrical, HVAC, etc)
  • Request bids from prequalified contractors
  • Review bids and assist client with contract negotiations
  • Review shop drawings and material submittals
  • Provide job site project management and status reports to building owner
  • Approve progress payment requests
  • Provide test witness, final inspection and handover
  • Provide 12 month warranty preventive maintenance survey
